บทคัดย่อ

การวิจัยนี้มีวัตถุประสงค์เพื่อ (1) จำลองการใช้พลังงานของอาคาร และเปรียบเทียบการใช้พลังงานจริง (2) ประเมินมาตรการปรับปรุงพลังงานของกรอบอาคาร และวิเคราะห์การลงทุน และ (3) ประเมินการลดการปลดปล่อยก๊าซคาร์บอนไดออกไซด์ กรณีศึกษาอาคารพาณิชย์ประเภทร้านค้าปลีก โดยใช้โปรแกรมจำลองพลังงานของอาคาร ในการจำลองการใช้พลังงานของอาคารก่อนและหลังการปรับปรุง มีมาตรการปรับปรุงประกอบด้วย 6 มาตรการ ได้แก่ 1. การติดฉนวนที่ผนังอาคาร 2. การติดฟิล์มกระจก 3. การติดฉนวนหลังคา 4. การเพิ่มความหนาฉนวนหลังคามากขึ้น 5. การรวมมาตรการ 1, 2 และ 3 เข้าด้วยกัน 6. การรวมมาตรการ 1, 2 และ 4 เข้าด้วยกัน ผลการศึกษาพบว่า (1) มาตรการที่ 6 (ติดฉนวนที่ผนังอาคารหนา 65 มม. การติดฟิล์มกระจก และติดฉนวนหลังคา หนา 150 มม.) ให้ผลการประหยัดพลังงานสูงสุดที่ร้อยละ 2.23 และ (2) เมื่อวิเคราะห์ความคุ้มค่าทางเศรษฐศาสตร์พบว่า มีเพียงมาตรการที่ 2 (ติดฟิล์มที่กระจกทั้งอาคาร) เท่านั้นที่มีค่ามูลค่าปัจจุบันสุทธิเป็นบวกที่ 3,805.49 บาท อัตราผลตอบแทนภายในร้อยละ 1.28 และระยะเวลาคืนทุน 26.15 ปี แม้จะให้ผลประหยัดพลังงานเพียงร้อยละ 0.23 ทั้งนี้เนื่องจากต้นทุนการลงทุนที่ต่ำกว่ามาตรการอื่น ๆ และ (3) มาตรการที่ลดการปล่อยก๊าซคาร์บอนไดออกไซด์ได้มากที่สุด คือมาตรการที่ 6 ลดได้ 1,159.18 กิโลกรัมคาร์บอนไดออกไซด์เทียบเท่าต่อกิโลวัตต์ชั่วโมงต่อปี ผลการศึกษานี้สะท้อนให้เห็นถึงความสำคัญของการพิจารณาปัจจัยทางเศรษฐศาสตร์ควบคู่ไปกับประสิทธิภาพการประหยัดพลังงานในการตัดสินใจลงทุนปรับปรุงอาคารเพื่อการประหยัดพลังงาน

Abstract

This research aimed to (1) simulate building energy consumption and compare energy used, (2) evaluate building frame energy-reduction measures and analyze the investment, and (3) assess the reduction in carbon dioxide emissions, using a retail commercial building as a case study. The study adopted a building energy simulation program applied to the building before and after the improvement. Six building frame improvement measures were examined: (1) installing wall insulation, (2) applying window film, (3) installing roof insulation, (4) increasing the thickness of the roof insulation, (5) combining measures 1, 2, and 3, and (6) combining measures 1, 2, and 4. The results showed that (1) Measure 6 (65-mm wall insulation, window film, and 150-mm roof insulation) yielded the highest energy savings, at 2.23%; and (2) economic feasibility analysis found that only Measure 2 (window film applied to the entire building) produced a positive Net Present Value (NPV) of 3,805.49 Baht, an Internal Rate of Return (IRR) of 1.28%, and a payback period of 26.15 years — despite offering the lowest energy savings, at only 0.23% — owing to its lower investment cost relative to the other measures. Furthermore, (3) the greatest reduction in carbon dioxide emissions was achieved by Measure 6, which reduced emissions by 1,159.18 kgCO₂-equivalent per kWh per year. These findings underscore the importance of weighing economic factors alongside energy-saving performance when making investment decisions for building energy-efficiency improvements.
